Legal Disclosures

JTMKJS Group LLC dba Equidad Homes is a Texas-based alternative homeownership and owner-financing company. It is not a bank, a mortgage lender, or a licensed real estate brokerage.

Programs are offered as owner financing and are subject to applicable Texas law and Texas Property Code requirements where applicable.

Advertised properties may be owned, controlled, sourced, marketed, assigned, or referred by third parties; Equidad Homes may not own or control all listings and does not guarantee their accuracy, availability, pricing, condition, or terms. Some opportunities involve options or equitable interests in a purchase contract rather than ownership of the property; where Equidad Homes offers or assigns such an interest, its nature is disclosed in writing as required by Texas Occupations Code §1101.0045. Information is deemed reliable but not guaranteed, and buyers are solely responsible for their own due diligence, inspections, and title, legal, and property verification.

Equidad Homes does not act as a real estate broker or agent; any brokerage services are provided separately by appropriately licensed professionals where required by law.

Residential mortgage loan origination — including any seller-financed transaction that constitutes origination under applicable law — is arranged through EQH Financial Limited Liability Company, NMLS #2832795, a licensed residential mortgage company regulated by the Texas Department of Savings and Mortgage Lending, subject to underwriting, Ability-to-Repay, verification, and applicable federal and Texas law. EQH Financial Limited Liability Company is related to, but a separate entity from, Equidad Homes (JTMKJS Group LLC). Programs are subject to qualification and are not a commitment to lend. See our Licensing & Disclosures.

Minimum home price $150,000. Terms, programs, and availability subject to change without notice. We do business in accordance with the Federal Fair Housing Law and the Equal Credit Opportunity Act. Equal Housing Opportunity.
