We watched conventional lending leave an enormous population of capable buyers behind — self-employed entrepreneurs, families recovering from a medical crisis, immigrants building new lives, small business owners whose income doesn't show up neatly on a tax return. The system was never designed for them.

Once a property is under contract, the typical closing timeline is 30–45 days — comparable to a conventional purchase. Pre-qualification and program education can happen concurrently with the home search, reducing overall lead time.
Yes — any single-family residential or qualifying investment property in loanable condition anywhere in Texas, at or above $200,000. The buyer shops the open MLS alongside everyone else.
Yes. The Equidad Homes program is currently available throughout Texas. If you have a referral or property outside of Texas, submit the form and we'll discuss your specific situation.
A strong candidate has a meaningful down payment of 10% or more available, a stable income (whether verifiable or not), and a sincere motivation to own a home. Credit score and conventional income documentation are not requirements.
Yes. The deed is recorded in the buyer's name at the county courthouse at the time of closing — not at payoff, not conditionally. Full legal ownership from day one, protected by a promissory note and deed of trust.
Offers must be submitted on a TREC contract form with "and/or assigns" in the Buyer field — required for Equidad to structure the A–B acquisition. Earnest Money is 1% of the purchase price or $7,500, whichever is greater.
A Licensed RMLO is involved in every transaction — verifying documentation, issuing required disclosures, and providing the buyer with a Loan Estimate. This ensures full regulatory compliance and protects all parties in the transaction.
